Nestled among the vibrancy of Oakland’s Reservoir Hills neighborhood, you’ll find a charming corner-lot home at 2701 Garden Street.  Come on in!

Three bedrooms and one full bathroom grace this home.  Add to that a sunny, updated kitchen, with custom-made cabinetry, African quartz counters, a Miele dishwasher, and a Gaffers & Sattler stove, opening to a cozy dining room and living room, with a stone fireplace and built-ins.  Newly-refinished hardwood floors glow throughout the home. The renovated bathroom features brushed brass fixtures and custom tile work.  A mudroom/laundry completes this part of the home!

Private garden patios flank both sides of this one-level living home, perfect for indoor/outdoor entertaining, gardening, or relaxation.  The right-side patio features a cozy, awning-covered patio and grassy area, leading to the driveway with a sliding gate, for secure off-street parking, and a spacious, detached workshop/flex space. The left-side yard features a sweet landscaped retreat for the young (with a play structure included!) and old alike (perfect spot for an evening fire pit!).  Flowering hydrangea, lavender, and roses mix in among delicious apple, fig, and Meyer lemon trees.  It's just what you'd expect on a Garden Street!

And did I mention the enormous, detached 'bonus structure'?

Built as a carpenter's workshop, this space was framed out to accommodate a garage at the end of the driveway, with so many possibilities for future use.  A home office, gym, yoga studio... maybe even an ADU?  How would you use this flex space?  Bring your inspiration!

This corner-lot home sits just down the hill from the Manzanita school and is within blocks of coffee shops, restaurants, markets, and neighborhood-favorite, mom-and-pop businesses.  Public transportation, commute routes, parks, trails, and all the Bay Area has to offer are so close by.  What a wonderful place to call home!

2701 Garden Street

Sunshine, tree-lined streets and a bustle of community describes the neighborhoods of Reservoir Hills / Meadow Brook.  It's like the quieter southern sister to the more widely-known Dimond District (one of the city's most up-and-coming enclaves).

This walkable neighborhood boasts a close proximity to Nob Hill Foods and Safeway, wonderful parks, several major banks, coffee shops, restaurants, and mom-and-pop businesses.   Families appreciate a branch of the Oakland Public Library and nearby rec centers. Community events -- including the annual Oaktober festival--are so much fun!.

For a little outdoor recreation, head up to Dimond Park or Maxwell Park, or check out some of the stunning oaks, willows, berries and flowers along Sausal Creek.

Commuting to work?  Interstate 580 forms the neighborhood's northern border, and serves as a convenient perk for commuters. Those who prefer public transportation can use AC Transit's bus line, which runs nearby and offers transbay service to downtown San Francisco on both weekdays and weekends.

Looking for great coffee and food?  Try Kefa Coffee or Hasta Muerte (their cooperative is a cultural delight!).  Farmer Joe's Marketplace is also nearby, with local produce at its peak and friendly service.  Grand Lake Kitchen opened another location in the Dimond, and Bombera is a must for a special night out!

The Bay Area holds so very much to see and do, and 2701 Garden Street's central location makes it easy to check off so many of them!  What a great place to call home!
